Usually a perished bottom seal, sometimes a settled slab, occasionally a bent bottom section. Not urgent, but it's how water, leaves, and rodents get into a garage.

Worn or perished bottom seal
The rubber astragal along the bottom hardens and cracks in North Texas heat. Cheapest fix on this page.

Uneven or settled slab
Common on older McKinney properties. A straight door on an uneven floor needs a deeper threshold seal rather than a new door.

Bent bottom section
Usually from a vehicle contact or from the door closing on an obstruction.

Travel limits set wrong
The opener may simply be stopping the door short of the floor.
